Description/Significance

JBS Project Management is serving as the Owner’s Representative for the construction of 834-838 Sterling Place. This six-story commercial and community center will consist of two distinct structures. Since the existing property straddles two zoning districts, JBS worked with the design team and the Department of Buildings on approval to demolish half of the building and keep the other half in order to gain the maximum amount of commercial and retail space for the client. The structure is being designed with the intent of the potential conversion of the existing building into an alternate use at a future date. The new commercial side of the property will be a six story steel structure designed to hold significant loads for the warehousing and associated office space for the tenant.

The client’s goal was to combine their four existing facilities where they were renting space and combine them into a single owned facility where all of their warehousing and office support space could be co-located. JBS led the design team and the client during the pre-construction phase of the project with a needs analysis to obtain the ideal mix of space for the client.JBS is in charge of coordination and overall project management of this project from pre-construction through occupancy.
